Job Description Summary:

Support global lease transactions and manage easy as-is renewals and all serviced office agreements. Oversee lease administrator and ensure that the lease database is always current. Track options and lease expirations. Main point of contact for facilities on all move outs and sublease coordination. Obtain all lease approvals and coordination with Treasury,

Risk, Finance and Legal. Provide lease details to Strategy team to prepare project analysis.

Review all landlord correspondence, including estoppels, before sending to legal. Manage all subleases, including monthly invoicing, AR tracking and any other coordination needed. Track COIs and LOCs from all subtenants to ensure they are current and in accordance with the terms of the sublease. Manage all surrender of premises with landlords, including restoration obligation negotiations and Bill of Sale, if required. Liaison with legal for all lease document execution. Liaison with Accounting, Facilities & Finance and internal RE&F team members on internal requests for lease data.

Job Description:

Support for Head of Global Real Estate and Senior Global Real Estate Legal Counsel on lease transactions. Oversee lease administration role. Direct responsibility for negotiating global serviced office agreements (new requirements and renewals), main point of contact for Treasury, Accounting and Finance inquiries, review of estoppels and other lease related documentation. Coordination of lease execution process. Work closely with Head of Global Real Estate and Senior Global Real Estate Legal Counsel on all new lease documentation to ensure terms comply with PayPal systems, policies and processes.

Qualifications -
Experienced individual with 5+ years of commercial real estate experience
Oversee lease database and review input of lease documentation
Provide Finance with annual rent forecast and quarterly rent forecast updates
Respond to requests from Accounts Payable regarding monthly rent schedule; review monthly rent schedule with accounts payable as required
Point of contact with Accounting Policy Group for year-end lease obligation financial reporting
Ensure lease documentation is accurately input in legal system
Obtain approvals for lease execution in accordance with FAP
Support local real estate legal counsel in review and execution of estoppels, NDAs and other lease related documentation
Prepare notices with assistance from legal counsel, and review correspondence from landlords including annual CAM reconciliations, rent increase calculations
Oversee monthly/quarterly sublease rent invoices; track accounts receivable from subtenants
Coordinate move-outs with local facilities teams and landlords
Main point of contact for internal and external requests for lease information from internal departments such as Risk and Tax
Provide support to construction manager for capex projects and landlord reimbursements; prepare TI allowance reimbursement requests
Interact with financial analyst on annual rent forecast and monthly updates to rent forecast
Main point of contact for Treasury for approval and monitoring of bank guarantees and cash security deposits
Prepare ad hoc Excel spreadsheets to support RE&F project analyses
Other tasks and responsibilities as assigned
